Buying your first home comes with a language all its own. If you've ever nodded along in a meeting with your lender or agent while quietly Googling a term under the table, you're not alone. It's one of the most common things I hear from first-time buyers here in Austin, Cedar Park, and Leander: the process feels far less overwhelming once the vocabulary starts to make sense.
That's exactly what came to mind after one of my favorite closings this year.
A Closing Worth Celebrating
Last week, I had the privilege of celebrating with Veera and Varsha as they closed on their first home in the United States, a beautiful Perry Homes home in Santa Rita Ranch, near Leander, Texas.
Veera was introduced to me through my brother and his colleague, and our home search began with several tours. Early on, we found two homes we liked. One raised inspection concerns, and the other got swept into a competitive multiple-offer situation. Rather than force a decision or settle for less, Veera and Varsha chose to pause. In that moment, Veera told me something I'll always remember: "Roshan, if I buy a house, it will be with you."
Over the next month and a half, we stayed in close touch, walking through what it really means to buy a first home in Texas, from touring and inspections to offers, new-construction choices, financing, and finally closing. Along the way, we had some great conversations comparing the home-buying process in Nepal, India, and the U.S. Being able to understand the family's perspective, and the questions that naturally come with buying a home in a new country, made the entire experience more meaningful for both of us.
There were plenty of laughs too. During a couple of showings, Varsha would look up into the attic and remind us it looked straight out of a horror movie. With that story fresh in mind, let's break down the 10 real estate terms first-time buyers search for most, based on data from Zillow, and unpack what they actually mean for you in today's Austin-area market.
The 10 Terms, Decoded for Your Market
Amortization
This is how your mortgage gets paid off over time; monthly payments split between principal and interest according to your loan term (typically 15 or 30 years). Early on, more of your payment goes toward interest. Over time, more goes toward principal. Understanding your amortization schedule helps you see how extra payments early in the loan can save you thousands.
Earnest money
A good-faith deposit, usually 1-3% of the purchase price, that shows the seller you're serious about the offer. In competitive pockets of Cedar Park and Leander, and especially in multiple-offer situations like the one Veera and Varsha initially faced, a stronger earnest money deposit can help your offer stand out.
Closing costs
These are the fees due when you finalize your purchase: lender fees, title insurance, appraisal, recording fees, and more. Plan for roughly 2-5% of the purchase price on top of your down payment. On a $450,000 home in Santa Rita Ranch, that could mean $9,000 to $22,500 in closing costs, so budgeting early avoids surprises at the table.
Equity
The percentage of your home's value that you actually own, calculated as your home's value minus what you still owe. Every payment you make, and any appreciation in the local market, builds your equity. In fast-growing communities like Santa Rita Ranch, new construction combined with area appreciation has historically helped many first-time owners build equity faster than expected.
Comps
Short for "comparables," these are recently sold homes in your target area that agents use to determine fair market value. This mattered directly in Veera and Varsha's search: comps are what help you tell a fair price from an inflated one in a master-planned community like Santa Rita Ranch, where several builders, including Perry Homes, are actively selling side by side.
In escrow
The window of time, typically 30 days or more, between an accepted offer and closing day. During escrow, inspections happen, the appraisal is ordered, and your loan gets finalized. This is where having a broker who communicates constantly matters most, because things move fast and deadlines are unforgiving.
Contingencies
These are the protective clauses in your contract; financing, inspection, appraisal, that give you an exit ramp if something goes wrong. It was an inspection concern that led Veera and Varsha to walk away from one home early in their search, a decision that ultimately led them to the right one. Part of my job is helping buyers decide which contingencies they truly need and which ones can be safely negotiated.
Pre-approval
A lender's assessment of your income, assets, and credit to determine how much you can actually borrow. In Austin-area markets where inventory moves quickly, a pre-approval letter is what lets you make a serious, competitive offer the moment the right home appears.
Debt-to-income ratio (DTI)
This compares your monthly debt payments to your gross monthly income, and it's one of the biggest factors lenders use to determine your loan amount. Most conventional loans want to see a DTI under 43%, though some programs allow more flexibility. Knowing your DTI before you start touring homes helps you shop realistically from day one.
Private mortgage insurance (PMI)
If your down payment is under 20%, most conventional loans require PMI, an added monthly cost that protects the lender if you default. The good news: PMI isn't forever. Once you hit roughly 20% equity, you can typically request its removal.
Why This Matters More in Austin's Growth Corridor
Communities like Santa Rita Ranch sit right in the middle of one of the fastest-growing corridors in the Austin metro. Perry Homes alone offers several distinct sections within the community, from the Santa Rita Ranch 40' homes starting in the $450s to larger 90' homesites well into the $900s, alongside a handful of other active builders. That range means buyers are comparing floor plans, price points, and builder incentives simultaneously, which is exactly why understanding comps, contingencies, and DTI upfront makes such a difference in how confidently you negotiate.
Leander and Liberty Hill also give first-time buyers more breathing room than tighter markets like Cedar Park. Recent data shows more inventory and flexibility for buyers who need room to negotiate, while still being close enough to Cedar Park, Georgetown, and Round Rock's job centers for an easy commute. For a first-time buyer weighing affordability against long-term growth, and resort-style amenities like pools, waterslides, trails, and on-site schools, that combination is hard to beat right now.
